Resident Essentials

Before you apply

Screening considerations

  • Combined monthly income 3 times the monthly rent
  • A favorable credit history
  • No eviction judgments in the past five years
  • Criminal history

Documents needed to apply

  • Valid government-issued photo ID
  • Social Security number or card
  • Proof of income (including Housing Choice Voucher documentation, if applicable)

Fees due before you move in

  • Security deposit
  • Prorated first month’s rent
  • Smart home technology fee, processing fee (1% of monthly rent), community fee, pet fee

Insurance

  • Renters’ insurance is required and needed to protect you and your personal belongings in the event of liability, theft or damage.
  • If you have a dog, your lease requires you to have separate dog bite liability insurance.

Walkthroughs

Before you move in, one of Evergreen Live’s Associates will schedule time to complete a property walk through with you (which may be in person or done virtually).

Paying rent & submitting service requests

  • Your rent is due on the first of the month.
  • You’ll receive a separate email invitation to set up your resident portal, where you can pay rent, submit service requests and communicate with an Evergreen Live Associate via the resident chat feature.
